Rendering Problem (Sony Vegas 7.0)

Rendering Problem (Sony Vegas 7.0)

I've been trying to fix this for a couple of days now...
Whenever I try to render in .avi format on Vegas, I constantly get an after image or something.

Examples:

In the preview it's never like this and every frame changes smoothly.

I'm able to remedy this (somewhat) by rendering in .wmv format, but I lose a significant amount of quality.

How can I fix this and still use .avi?

It looks like ghosting... It might be that your framerate doesn't match the source's framerate

I needed to lower the project's framerate.
